A roughly 10,000-square-foot corner lot at Uncas Avenue and Alborn Road could be redeveloped into five multifamily homes. The site is less than 230 feet wide and qualifies for higher-density development under City of Yes zoning amendments passed in late 2024. The lot is currently zoned R3X, which allows one- and two-family detached homes on lots at least 35 feet wide. City of Yes rules permit accessory dwelling units in backyards, basements, or garages, enabling multifamily designs. A Buildings Department permit filed Sept. 26 seeks to reallocate one zoning lot and one tax lot into one zoning lot and five tax lots. The permit is assigned to a plan examiner and lists Think Design A as the filing representative.
