A new development next to West Hampstead station proposes a ten-storey student housing block and a seven-storey building of affordable homes. This initiative, put forth by Fifth State, aims to respond to the demand for housing in the area alongside the larger O2 Centre redevelopment, which envisions 1,800 new homes. Construction on this new housing will reportedly begin in June 2027, with plans increasing the number of affordable homes from the original proposals approved by Camden Council. Landsec's ongoing efforts for nearby development may overlap with Fifth State's plans.
Fifth State claims that it will be able to deliver new housing in Blackburn Road three years earlier than originally planned, with construction starting in June 2027.
Outline planning approval for the redevelopment of the O2 Centre has already been granted by Camden Council, but further permission is needed for Fifth State to deliver their vision.
The latest plans would provide ten more affordable homes in Blackburn Road than were set out in the outline plans, reflecting an increase in affordable housing options.
Landsec does not own the land closest to the station, yet it still hopes to develop the site despite the latest application from Fifth State.
